Tenant check without BIK: what shows how you pay rent

· · 7 min read

A tenant check without BIK is possible, and it often says more about paying rent than the register itself. BIK collects credit history, and rent is not a credit, so paying for a flat regularly never shows up there. Bank account history shows it directly: whether income arrives regularly and whether rent transfers went out every month. Registers are useful for a different question: whether anyone has reported debts.

What is in BIK and what is not

The Credit Information Bureau (BIK) collects data on loans, credit cards, instalments and borrowing from banks and the companies that work with it. It shows whether you repaid on time and how many obligations you have.

What BIK does not have:

  • rent, because a rental agreement is not a credit,
  • income, because BIK does not know your salary,
  • anything about a person with no credit in Poland, for example someone who arrived recently or never took out instalments.

So an empty BIK history means neither "good tenant" nor "bad tenant". It only means "no credit".

What a register check on a tenant costs

A landlord cannot query BIK on their own. BIK access is mainly for banks and lending companies, and the debt registers (KRD, BIG InfoMonitor, ERIF) are open to companies that have signed an agreement with the given bureau. A single query about a consumer usually costs such a company about 30-50 zł at each bureau and needs your written consent, valid for a limited time (as of 7 October 2026, according to the bureaus' price lists).

That is why register checks are sold by intermediaries who have those agreements: simpl.rent checks five registers in a package for 249 zł (the landlord pays), Zaufany Lokator four registers in an analyst's report for 299 zł, and Rendin the BIG register with a guarantee instead of a deposit. simpl.rent and Rendin are rental platforms where the check is one module: next to it simpl.rent sells rent insurance and agreements, and Rendin a guarantee instead of a deposit, agreements and legal help.

Checking yourself: free or cheap

As a consumer you have the right to see what the registers know about you:

  • KRD and the other economic information bureaus give you a report about yourself free of charge once every 6 months; that right comes from the act on the disclosure of economic information. At KRD you do it at konsument.krd.pl.
  • BIK prepares a free copy of your data once every 6 months, on request, within a month. A BIK report on the spot costs 49 zł with registration or 59 zł as a one-off (BIK).
  • The National Debtors Register (KRZ) (krz.ms.gov.pl), run by the Ministry of Justice, is public and free; among other things it shows bankruptcies and restructurings.

You can show such a report to a landlord. Just remember it is a file: the landlord has to trust that you did not edit it.

What account history says that a register will not

A register answers "has anyone reported a debt". Account history answers the questions a landlord cares about most:

  1. Did you pay rent. Transfers every month, titled "rent" or sent to a previous landlord. This is exactly what BIK cannot see.
  2. Can you afford this rent. Regular income over the last 12 months, compared with the amount in the listing.
  3. Are you who you say you are. The bank knows the account holder, so the name comes from the bank, not from a form.
  4. Do you have the deposit. Savings that have sat in the account for weeks, not money that appeared a day earlier from a loan.

There is also an indirect signal about debts: transfers to a bailiff or to debt collection companies show in the account history. It does not replace a register, but it can be telling.

How CzynszOK does it

CzynszOK reads your account history once, through Enable Banking, a licensed account information service provider under the PSD2 directive, listed in the EBA register. Read-only; you log in at your own bank, and we never see your password. You type the rent from the listing, and a few minutes later you know whether we can confirm "Rent OK". No analyst, no PDFs, no certificates from an employer. You connect up to 2 banks, 2 accounts in each, foreign ones too, from the Enable Banking list (over 2500 banks in over 30 European countries), and we count the income together. That matters for people with an empty BIK history because they have just arrived: a salary paid into an account in Germany or Lithuania counts too.

On the certificate the landlord sees the name from the bank, "Rent 2 800 zł/month: OK", confirmed income, regular rent payments (if you chose that), dates and the bank's name. They do not see income amounts, balances or transactions: you show your pay and spending neither to the landlord nor to the agency that represents them. If you choose the deposit check, they will also see, for example, "Deposit 5 600 zł: OK", with the amount sealed like the rent; if the funds are too low, only you see that and you can pick a lower amount. Renting as a couple? Each of you connects your own bank, and one joint certificate carries both names, without showing each other the amounts. We delete the raw bank data right after the certificate is issued.

We do not query BIK, KRD or BIG. We leave no inquiry about you in any register and we do not need a separate consent for a bureau check. If you want, in the same read we will check whether the connected account had enforcement or debt collection transfers in the last 12 months. The result says "not found", never "no debts", because we only see the account you connected.

The certificate costs 49 zł. The tenant pays, only after the result from the bank; it is valid for 90 days, and the tenant shows it to any number of landlords, who check it on the verification page. CzynszOK does this one thing: quickly, easily, with data straight from the bank, and safely.

If you want one place for the agreement, insurance and register checks, pick a platform for the whole tenancy, like simpl.rent or Rendin. CzynszOK does one thing: a certificate from bank data, in a few minutes, with no documents and no trace in the registers.

Honestly: when a register is needed

If a landlord wants to know about credits and debts reported elsewhere, one account's history cannot replace that. Then you have two ways: an intermediary with register access, usually paid for by the landlord, or your own free KRD report or BIK data copy, shown next to the certificate from the bank. That second pair answers both questions at once: "does this person pay" and "are there any reported debts".

Questions

Can a landlord check me in BIK without my consent?

No. A private landlord has no direct access to BIK, and a query to the debt registers through an intermediary needs your consent. You can, however, download a report about yourself and show it.

How much does a tenant check in KRD cost?

For a company with an agreement, usually about 30-50 zł per query, with the consumer's consent. As a consumer you can download a report about yourself from KRD free of charge once every 6 months.

Is paying rent visible in BIK?

No. BIK collects data on credits and loans, and renting is not a credit. Regular rent payments show in the history of the account the transfers went out from.

Is having no BIK history a bad sign for a landlord?

No. It only means the person had no credit in Poland, which is common among young people and those who arrived recently. Account history says more about paying rent.

Does a check without BIK work if I earn abroad?

Yes, if your income goes to a bank from the Enable Banking list, which covers over 2500 banks in over 30 European countries. You connect 2 banks, 2 accounts in each (a couple 8 accounts together), and we count the income together, at the same price. Banks from Ukraine are not on that list.

Can I show I have the deposit without showing my balance?

Yes. In CzynszOK you type the deposit amount, and the certificate shows, for example, "Deposit 5 600 zł: OK". The landlord does not see the balance or transactions.

Does CzynszOK check debts?

Not in the registers. On request we only check whether the connected account had enforcement or debt collection transfers in the last 12 months, with the result "not found", never "no debts".

Has a tenant shown you a certificate?
