Tenant verification in Poland 2026: an honest comparison

· · 19 min read

If you rent a flat in Poland in 2026, a landlord can check you in seven ways: a register-and-documents check the landlord buys (simpl.rent), a review by a human analyst (Zaufany Lokator), a bank-data report (plokey), a deposit-replacement guarantee with a light check (Rendin), your own BIK and KRD reports, plain documents, or a bank-based certificate with your rent amount on it (CzynszOK). They differ in four things: who pays and when, where the data comes from, how long you wait and what the landlord gets to see. And a fifth that is easy to miss: whether the tenant check is a service of its own or one module of a larger rental platform.

Full disclosure: CzynszOK is us. So for every other service we state only what their own websites say, with links, as of 7 October 2026 (checks for couples verified on 8 October 2026, payment timing in their terms and price pages on 9 October 2026). If something has changed, write to pomoc@czynszok.pl and we will correct it.

Three questions before you compare

  1. Who pays, and who owns the result? When the landlord pays, the result usually belongs to that landlord, for that one flat. When you pay, the result is yours and you can show it to the next landlord too.
  2. What needs checking? Loans and reported debts live in registers (BIK, KRD, BIG InfoMonitor). Income, rent payments and savings for a deposit live in your bank account. Neither replaces the other.
  3. How much time do you have? In a busy Polish city a good flat can be gone before an analyst's report arrives.

A note for newcomers: BIK is Poland's credit bureau (loans and credit cards from banks and lenders). KRD, BIG InfoMonitor and ERIF are debtor registers where creditors report unpaid bills. If you moved to Poland recently, these registers may hold little or nothing about you, which tells a landlord very little either way.

Tenant verification in Poland: the seven options

simpl.rent and the "Certyfikat Najemcy"

simpl.rent sells verification to landlords: 249 zł to check up to 10 candidates for one address, usable within 12 months. It checks five registers (BIK, ZBP, KRD, BIG InfoMonitor, ERIF) and assesses income from documents, automatically plus a manual review, with the rule that documented net income must be at least twice the rent. Documents are reviewed on working days and the result usually arrives the same day. The landlord sees the result, not your documents. Identity can be confirmed via mObywatel, a bank login or a selfie with ID (simpl.rent help centre), and the service says it verifies foreigners as well as Polish citizens.

simpl.rent is a platform for landlords, and tenant verification is one of its modules. Next to it sit rent insurance with PZU, property insurance, tenant liability insurance, a rental contract generator, energy certificates and an address for occasional lease (najem okazjonalny).

Otodom has described the same mechanism as its "Certyfikat Najemcy" (Otodom article, 2021); we could not confirm Otodom's current offer. PKO BP used to sell codes for this service but withdrew the product from 1 January 2026.

Strength: five registers and an income assessment in one purchase, insurance and a contract in the same place, and a name many Polish landlords already know.

Zaufany Lokator

Zaufany Lokator is analyst work. Either the tenant or the landlord can order it, for 299 zł (list price 349 zł). The analyst reads two years of account history (via PSD2), checks BIK, BIG InfoMonitor, ERIF and ZBP, and asks for an income and expenses survey and sometimes documents. The result usually arrives within one working day as a PDF with your name, date of birth, a recommendation (positive, neutral or negative), an estimated monthly "rent capacity" in złoty and a QR code to check authenticity. The fee is charged when you order, before the check, and is due even with a negative recommendation (Zaufany Lokator terms, point 5.4.1). The check can include one additional person, such as a partner: both of you get a certificate with individual and joint rent capacity; the FAQ does not give a price for two. The service is in Polish.

Strength: a human. With very irregular income or income partly in cash, an analyst can judge what an automated check cannot.

plokey

plokey is the closest to us: it also reads bank data and also costs 49 zł. Either the tenant or the landlord can buy it. The report is ready in seconds and shows the account holder's identity, 12 months of rent payments, payments to a housing cooperative or community, and how often you moved. The link is active for 7 days and can go to any number of landlords. The tenant can review the report and make corrections before sharing it. You pay up front: under plokey's terms the service counts as performed once it is paid for, whether or not the tenant takes part, and refunds are at the provider's discretion (points VI.3 and VI.6). Its website is available in Polish, English, Ukrainian and Belarusian.

plokey connects to banks through Easy Check, a licensed account information provider. What to watch for (as of 7 October 2026):

  • Few banks. Easy Check lists 10 banks on its website: Alior, Millennium, BNP Paribas, Credit Agricole, Getin Noble, ING, PKO BP, Pekao, mBank and Santander. Missing among others: Revolut, VeloBank and the cooperative banks (the BPS and SGB groups), and there is no foreign bank at all. If your salary lands on Revolut, the report will not see it.
  • An out-of-date list. It names Getin Noble Bank, which after a resolution by the Polish Bank Guarantee Fund (BFG) has operated as VeloBank since October 2022.
  • Short validity. The report link works for 7 days.
  • An editable report. The tenant can "correct" it before sharing, and the landlord does not know what was changed.
  • What we did not find on plokey's site: income confirmed against the rent, a joint report for a couple, a deposit check.
  • The latest post on the plokey blog is dated 7 August 2025.

Strength: speed, the same price as ours, rent and housing payments straight from the bank, and landlords can buy it themselves.

Rendin

Rendin is not a certificate but a guarantee instead of a deposit. The check is free for a landlord who signs up with Rendin and covers the BIG register. The fee is 2.5% of the rent per month (minimum 25 zł), usually paid by the tenant. Rendin does not confirm income from your bank. Support is in Polish and English.

Rendin is a rental platform where the tenant check is a step before signing. Next to protection and the guarantee of up to 10 times the rent, it offers lease contracts including occasional lease, legal support, free listings and damage claims.

Strength: you do not tie up cash in a deposit, and the landlord gets a guarantee and a contract in one package.

Your own BIK and KRD reports

As a consumer you can check yourself. A BIK report costs 49 zł when you register or 59 zł as a one-off; a free copy of your data is available on request once every 6 months, delivered within a month (BIK). KRD gives you a free report about yourself once every 6 months, as do the other debtor registers.

Strength: cheap or free, and the only source on loans and debts reported by creditors. Weakness: the landlord receives a file they cannot verify themselves, and it says nothing about income or rent.

Plain documents

Employment contract, a salary certificate from your employer, your PIT tax return, three months of bank statements. Free, and every landlord knows what to do with them.

Strength: free and familiar. Weakness: you hand a stranger your exact salary, account number and shopping history, and they still cannot tell whether a PDF was edited.

CzynszOK

You type the rent from the listing, say 2 800 zł. You connect your bank through Enable Banking, once and read-only. You can connect 2 banks with 2 accounts each, foreign ones included: Enable Banking lists over 2500 banks from over 30 European countries, and we count inflows from several banks and countries together. CzynszOK reads 12 months and checks whether you are the account holder, whether your regular inflows can carry that rent and, if you choose, whether you paid rent regularly. You see the result before you pay, and you pay only if the bank confirms the rent. If it confirms no amount, you pay nothing. If your inflows do not cover the amount you typed, we show the maximum we can confirm and you pick an amount with a slider.

Two checks for those who need them. Joint certificate: if you rent together, each of you signs in with your own e-mail, gives your own consent and connects your own bank; we assess your incomes jointly against the one rent, and the certificate carries both names. Neither of you sees the other's amounts. Deposit: if you choose, you type the deposit (kaucja), say 5 600 zł, and the bank read confirms the savings sat in your account over recent weeks rather than arriving in one day from a loan. The certificate shows "Deposit 5 600 zł: OK", sealed like the rent. If there is not enough, only you see that, and you pick a lower amount or drop the check.

The certificate costs 49 zł, is valid for 90 days, has a QR code and a link, and you can show it to any number of landlords. On the verification page the landlord sees your name as your bank has it, "Rent 2 800 zł/month: OK", the checks you chose, the dates and the banks' names. Nobody but you sees your inflows, balance or transactions. We delete the raw bank data as soon as the certificate is issued (privacy policy). You choose the certificate language: Polish, English, Ukrainian or Belarusian, and the landlord can switch the verification page to their own.

The differences from plokey in plain terms: we confirm income against the rent you typed (we found no income confirmation on plokey's site), we connect 2 banks and 4 accounts per person from a list of more than 2500 banks, instead of one bank out of about 10, the tenant cannot correct the result, the certificate is valid for 90 days instead of 7, and the landlord sees no amount except the rent and deposit you typed.

One thing, done very well

simpl.rent and Rendin are rental platforms: contracts, insurance, guarantees, legal help, with tenant checking as one module among many. That suits a landlord who wants everything in one place. CzynszOK does one thing only: it answers "is this rent OK for me?" with bank data, and does it very well.

  • Fast: a few minutes from bank login to certificate, no queue, no working days.
  • Easy: type the rent, connect your bank. No documents to gather.
  • Reliable: the data comes straight from the bank, not from a PDF that can be edited.
  • Secure: read-only PSD2 access, raw data deleted as soon as the certificate is issued.
  • Private: no salary on show. The landlord, the letting agency or an analyst at another company never see your income, spending or transfers, only "Rent X zł: OK".
  • Together: one certificate for a couple, each from their own bank, and neither of you sees the other's figures. Still 49 zł, paid once.

No lead selling, no credit score, no stored statements.

Why the bank, not a PDF

The EU's PSD2 directive lets licensed account information service providers (AISPs) read your account data, only with your consent. In Poland the rules for this activity are set out by the financial regulator KNF. Enable Banking is a Finnish company holding this licence under the Finnish financial supervisor; you can look it up in the EBA register, or go straight to Enable Banking's entry as an account information service provider (AISP).

In practice that means two things. You log in at your own bank, not with us, and nobody but your bank sees your password. There is no file to tamper with: the data goes from the bank straight into the calculation, so the landlord does not have to wonder whether a PDF is genuine.

Which one fits when

  • The landlord wants debt registers and pays for them: simpl.rent. Five registers in one purchase is something CzynszOK does not do.
  • The landlord wants a contract, insurance or a guarantee in one place: simpl.rent or Rendin, platforms where the tenant check is one module.
  • Your income is very irregular or partly in cash: Zaufany Lokator. An analyst can weigh what does not show up as regular inflows.
  • The landlord wants to buy a rent and housing-payment history report themselves: plokey.
  • Two of you are renting together: CzynszOK, one joint certificate with both names. Each of you connects your own bank, we assess the incomes together against the one rent, neither of you sees the other's figures and the landlord sees none at all. 49 zł once, for both. Zaufany Lokator also checks a couple (one additional person), with an analyst's assessment and rent capacity in złoty.
  • You cannot afford a deposit: Rendin. You have the deposit and want to prove it without showing your balance: the CzynszOK deposit check.
  • The landlord asks about debts and you want to answer for free: your own KRD report or BIK data copy, as an extra next to another proof.
  • The landlord asks for your PIT and contract and you do not mind: documents. Free and familiar.
  • You do not want to pay before you see the result: CzynszOK. You pay after the result, and only if the bank confirms the rent. plokey, simpl.rent and Zaufany Lokator take payment up front, before the check.
  • You want an answer in minutes, without showing your salary, with income from two banks or from abroad, two of you on one certificate, in English, Ukrainian or Belarusian if you prefer: CzynszOK.

What CzynszOK will not do

  • You need online banking at a bank on the Enable Banking list. That is over 2500 banks in Europe, but not all of them; banks in Ukraine are not on it. You see the full list in the app before you pay anything.
  • Income must arrive in connected accounts. We do not see cash or accounts you do not connect.
  • We do not check BIK, KRD or BIG, so we say nothing about loans or registered debts. On request we only check whether the connected accounts show enforcement or debt-collection transfers, and the result reads "not found", never "no debts".
  • We do not sign contracts, insure the tenancy or give a guarantee instead of a deposit. We issue a certificate.
  • We are a new brand. Some landlords will see CzynszOK for the first time. That is why every certificate has a public verification page: the landlord scans the QR code and sees the certificate's status, the tenant's name as their bank has it, the rent amount with "OK", the result of each check, the names of the banks that confirmed them, and a list of what we do not show. The bank data is read by Enable Banking, a licensed provider listed in the register of the European Banking Authority. We set out how we count openly in the guide "Smart read" (in Polish). Behind CzynszOK is the company Tomasz Żyłka Veinito.com, with its full details and tax number (NIP) in the site footer, and its founder Tomasz Żyłka, who also made ClassKasa.
  • You pay, 49 zł, only after the result. A different rent amount, or a new certificate after 90 days, means a new bank read, because we no longer hold the old data.

Questions

How much does tenant verification cost in Poland in 2026?

From 0 zł (documents, a free KRD self-report once every 6 months) through 49 zł (plokey, CzynszOK) to 249 zł (simpl.rent) and 299 zł (Zaufany Lokator), as of 7 October 2026. Rendin charges 2.5% of the monthly rent instead of a deposit.

When do you pay for tenant verification?

At plokey, simpl.rent and Zaufany Lokator up front, when you order, before the check; at Zaufany Lokator the fee is due even with a negative recommendation (their terms and price pages, as of 9 October 2026). With CzynszOK you pay only after the result: you see the bank's answer on your own screen first, and you pay 49 zł only if the bank confirms the rent you asked about, or a lower amount you choose. If it confirms none, you pay nothing.

Can a landlord check me in BIK directly?

Not directly. A register query needs an agreement with the bureau and your consent, so intermediaries such as simpl.rent or Zaufany Lokator do it. You can download your own report and show it.

How is CzynszOK different from plokey?

Both read bank data and cost 49 zł. CzynszOK confirms income against the rent you typed, connects 2 banks and 4 accounts per person from a list of more than 2500 (Easy Check, which plokey uses, lists 10 banks), the result cannot be corrected by the tenant, the certificate lasts 90 days instead of 7, and the landlord sees no amount except the rent. You pay for CzynszOK only after the result; plokey is paid before the bank read.

Can I connect several banks, including one abroad?

Yes. You connect 2 banks with 2 accounts each (4 accounts, 8 for a couple) from the Enable Banking list, over 2500 banks from over 30 European countries. We count the inflows together, and the price stays 49 zł. Ukrainian banks are not on the list.

How does verification work if two of us rent together?

Choose the joint certificate. Each of you signs in with your own e-mail, gives your own consent and connects your own bank; we assess both incomes together against the one rent, and the certificate shows both names. Neither of you sees the other's amounts. You pay once, 49 zł, for both of you and up to 8 accounts. Of the services compared here, Zaufany Lokator also checks a couple, with one additional person.

Will the landlord see my salary or savings?

Not with CzynszOK. They see your name as your bank has it, the rent you typed with "OK", optionally the deposit you typed with "OK", the checks you chose, the dates and the banks' names. Your inflows, balance and transactions stay on your screen only. You do not show your salary to a letting agency or to anyone else you give the code to either.

Can I get the certificate in English if my landlord reads Polish?

Yes. You choose Polish, English, Ukrainian or Belarusian for your certificate, and the landlord can switch the verification page to their own language. Your name stays exactly as your bank records it.

Is connecting my bank to a service like this safe?

You log in at your own bank, and access is one-time and read-only through a licensed PSD2 provider. Nobody can make a payment from your account, and CzynszOK deletes the raw bank data as soon as the certificate is issued.

Is the rent OK? Find out in minutes.

Connect your bank, type the rent from the listing, get a certificate with a QR code. No PDFs, no analyst.
