Tenant certificate: what it is and how to get one fast
· · 8 min read
A tenant certificate is a document that confirms to a landlord that the applicant is who they say they are, and that they can afford the rent. There is no single legal definition: every service checks something different, in a different way and for a different price. You can get a tenant certificate from your bank data in a few minutes: you connect your bank, the service reads your account history, and you get a QR code that the landlord checks on the issuer's page.
Tenant certificate: three kinds
Three different things work under the same name on the Polish market (as of 7.10.2026):
A certificate bought by the landlord. The landlord pays, the tenant goes through the check, the result goes to the landlord. This is how simpl.rent works: 249 zł for checking up to 10 applicants per address, five debt registers and an income assessment from documents, usually with the result the same business day. Otodom described the same mechanism under the name "Certyfikat Najemcy". simpl.rent is a platform for landlords, and verification is one of its modules next to rent insurance and a tenancy agreement generator.
An analyst report. A person reads the account history and the registers, then issues a recommendation. Zaufany Lokator does this for 299 zł, usually within a business day, and issues a PDF with a QR code, a recommendation and an estimated rent amount.
A bank-data certificate that belongs to the tenant. You pay, you connect your bank, and the result is calculated automatically from data straight from the bank. The certificate is yours and you show it to whoever you want. This is how CzynszOK works. It does only this one thing: fast, with no documents, with data straight from the bank, and with the raw data deleted right after issue. plokey also uses the bank, through Easy Check, which lists 10 banks on its website; a plokey report is valid for 7 days.
What is on a CzynszOK certificate
The certificate answers one question: is this specific rent OK for you. The landlord sees:
- your first and last name, exactly as the bank wrote them,
- "Rent 2 800 zł/month: OK", meaning the amount you typed in, with the answer,
- income confirmed: yes,
- rent paid regularly: yes (if you chose that check),
- "Deposit 5 600 zł: OK" (if you chose the deposit check),
- the issue date, the validity and the live status,
- the names of the banks the data came from.
What the landlord does not see: income amounts, balances, transactions or an account number. This is not an accident, it is a principle. The rent and deposit amounts are fixed on the certificate, so the landlord cannot ask about a different one and guess your earnings or savings that way. A different amount means a new certificate.
Deposit. The check is optional. You type in the deposit amount, for example two months' rent, and the bank read confirms that the savings were in the account over the last weeks, rather than appearing one day from a loan. If there is too little money, only you see it: you pick a lower amount or skip this check.
As a couple. Renting together? Each of you logs in with your own e-mail, gives your own consent and connects your own bank. We assess the incomes together against one rent, and the certificate carries both names. Neither of you sees the other's amounts.
simpl.rent and Rendin are platforms for the whole tenancy: agreements, insurance, guarantees, and tenant checking is one of their modules. CzynszOK does only the tenant certificate, but does it quickly, simply, reliably and safely: a few minutes, data straight from the bank, nothing to rework, raw data deleted after issue.
How to get a tenant certificate in a few minutes
- Type in the rent from the listing on czynszok.pl. This is the question "Rent OK?".
- Read the consent screen. It says what we will read, why, and when we will delete it.
- Log in to your bank. The connection is handled by Enable Banking, a licensed account information service provider under the PSD2 directive, listed in the EBA register. Access is one-off and read-only; we never see your password. You can connect up to 2 banks, with 2 accounts in each, including foreign ones, from the Enable Banking list: over 2500 banks from over 30 countries in Europe. We count the incomes together.
- Wait a few minutes. We read 12 months of history and run the checks. There is no analyst, no queue, and no documents to upload.
- See the result before you pay. If your income carries the amount you typed in, the answer is "Yes. Rent OK.". If not, only you see the maximum we can confirm, and you pick an amount with a slider.
- Pay 49 zł. Only now, and only if the bank confirmed the rent; if it confirms no amount, you pay nothing. BLIK, card, Apple Pay or Google Pay.
- Collect your certificate. A QR code on your phone, a link and a PDF, in Polish, English, Ukrainian or Belarusian. At the same moment we delete the raw data from the bank and confirm it by e-mail.
For the whole process you need an e-mail address, a phone or a computer with a browser, and access to online banking at a bank on the Enable Banking list. You see the list in the app before you pay anything.
A certificate vs an earnings statement
An employer's statement says how much you earn. A bank certificate says whether you can afford a specific rent. For the landlord the second is closer to what they are really asking, and for you it is safer, because your salary stays with you.
A statement or a bank extract rarely reaches just one person: first the estate agency, then the owner, sometimes an analyst at another company who assesses applicants. A bank certificate shows each of them the same thing, "Rent 2 800 zł/month: OK", without showing your pay. Nobody but you sees your income, spending or transfers.
There is also a difference in trust. A statement and an extract are files that pass through your hands, so the landlord has to believe they are genuine. A bank-data certificate is checked at the issuer: the landlord does not judge a file, they look at the status on the verification page. It also works for self-employment and contract work, where nobody can issue a statement, because what counts is how regular the income is, not the type of contract.
How a landlord checks the certificate
They scan the QR code or type the certificate code on the verification page. They see the status at the moment of checking: valid, expired or revoked. That is why a screenshot or a printout is not the certificate: what counts is what the verification page shows now.
The landlord pays nothing, does not create an account and installs nothing. They can switch the verification page to their own language, even if you picked Ukrainian or English.
Validity, revoking, deleting
90 days. A landlord wants to know how things are now, not a year ago. After 90 days, if you are still searching, you make a new certificate with a new bank read, because we no longer hold the old data.
Revoking. With one button in the app. The verification page will show "revoked" right away.
Deleting your account. Deletes everything, including the certificate. Details are in the privacy policy.
When a bank certificate is not enough
Let us be honest: not for everyone and not always. If a landlord requires a check in debt registers, CzynszOK will not do that, because we do not query BIK, KRD or BIG. If you earn mostly in cash, or into an account at a bank outside the Enable Banking list (for example in Ukraine), we will not see that income. In those cases a certificate with registers or an analyst report works better, and for the debt question you can add a free report about yourself from KRD.
Questions
Is a tenant certificate mandatory?
No. No law requires it; it is a way to answer a landlord's questions quickly. The owner may ask for documents instead, and you can offer the certificate as an alternative.
How much does a tenant certificate cost?
At CzynszOK it is 49 zł, paid by the tenant, only after the result and only if the bank confirms the rent; the landlord pays nothing. Other services cost from 49 zł (plokey) through 249 zł (simpl.rent, paid by the landlord) to 299 zł (Zaufany Lokator), as of 7.10.2026.
How long is a tenant certificate valid?
A CzynszOK certificate is valid for 90 days from issue. A plokey report is available for 7 days, and a simpl.rent package has to be used within 12 months of purchase.
Can I show one certificate to several landlords?
Yes. A CzynszOK certificate is yours: you show it to any number of landlords for 90 days, and in the app you see when it was checked.
Will the landlord see my earnings?
No. They see the name from the bank, the rent amount with the OK answer, the checks you chose, the dates and the names of the banks. Only you see the income amounts and balances.
Can the two of us have one tenant certificate?
Yes. Each of you connects your own bank, with your own e-mail and your own consent. We assess the incomes together against one rent, and the certificate carries both names; neither of you sees the other's amounts.
Can the certificate confirm that I have the deposit?
Yes, if you choose that check. You type in the deposit amount, and the certificate will show for example "Deposit 5 600 zł: OK". The landlord does not see the balance, only that answer.
