How to prove income to a landlord without statements

· · 8 min read

You can prove your income to a landlord without sending statements in three ways: with an employer's certificate, with a report prepared by an analyst, or with a certificate from bank data that confirms you can afford a specific rent, without giving any amounts. You give away the least data with the third option: the landlord gets a "yes" for the rent in the listing, and your salary, balance and transactions stay with you.

What the landlord really wants to know

An owner who asks for statements is usually not interested in where you shop. They have three questions:

  1. Are you the person you say you are?
  2. Can you afford this rent every month, not just this one?
  3. Did you pay for your flat regularly?

A bank statement answers all three, but it also answers a hundred others that nobody asked.

Why a statement is too much

Three months of account history is your full salary, your account number, your employer's name, spending on medicines, kindergarten fees, donations, instalments. It all goes to a person you do not know, often over ordinary e-mail or a messenger, and stays there long after someone else has rented the flat.

And it rarely goes to just one person. First to a real estate agency, then to the owner, sometimes to an analyst at another company who ranks the candidates. Nobody likes showing strangers their pay, spending and transfers, and none of it is needed to answer the question about the rent.

The GDPR has a name for this: data minimisation (art. 5(1)(c)). Data should be limited to what is necessary for the purpose. The landlord's purpose is to answer the three questions above, not to read your shopping list.

There is also a second problem, on the landlord's side: a PDF statement can be altered. Blurred fields, a different amount on one line, and the owner has no way to check. That is why cautious landlords ask for even more documents, and you hand over even more data.

How to prove your income to a landlord: four options

1. An earnings certificate from your employer

It works with an employment contract, it is free and familiar. But it shows the exact amount of your pay, and with a sole proprietorship or several contracts of mandate there is nobody to issue it. You also have to wait until HR prepares it.

2. Blacked-out statements

You send a statement with the transactions covered and leave only the salary payments. Less data, but the landlord sees the amounts and has even less reason to believe the file is original.

3. An analyst's report

Zaufany Lokator reads two years of your account history, checks the registers and issues a PDF with a recommendation and an estimated rent you can afford. It costs 299 zł and usually takes a business day (as of 7 October 2026). A good choice for irregular or foreign income, because a human assesses it.

4. A certificate from bank data

You connect your bank to the service through a licensed PSD2 provider, one time and read-only. The service calculates the result from data straight from the bank, so there is no file to alter. This is how CzynszOK works: it confirms identity, income against a specific rent and, if you want, regular rent payments. The landlord sees "Rent 2 800 zł/month: OK", not your salary. Neither the landlord, nor the agency, nor anyone you show the certificate to sees your pay.

plokey also uses the bank in a similar way and shows 12 months of rent payment history; we did not find income confirmation on its website (as of 7 October 2026). plokey connects to banks through Easy Check, which lists 10 banks on its website.

CzynszOK is not a platform for the whole rental, like simpl.rent or Rendin, where the tenant check is one module next to contracts, insurance and guarantees. It does one thing, the answer to "Rent OK?", and does it very well: quickly, easily, reliably and safely.

How it looks in CzynszOK, step by step

  1. You type the rent from the listing. For example 2 800 zł. That is the question: "Rent OK?".
  2. You read what you agree to. The consent screen says what we will read, why and when we will delete it.
  3. You log in to your bank. The connection is handled by Enable Banking, a licensed account information service provider entered in the EBA register. We do not see your login or password and cannot order any operation. You connect up to 2 banks, 2 accounts in each, foreign ones too, from the Enable Banking list: over 2500 banks from over 30 countries in Europe.
  4. We read 12 months and calculate. The account holder, the regularity of income from all connected banks, rent transfers and, if you want, also savings for the deposit. It takes a few minutes, with no analyst and no queue.
  5. You see the result before you pay. If the income can carry the amount you typed, the answer is "Yes. Rent OK.". If not, only you see the maximum we can confirm, and you choose an amount with a slider in steps of 10 zł. No "no" ever leaves your screen.
  6. You pay 49 zł and get the certificate. Only if the bank confirmed the rent: without confirmation you pay nothing. The certificate is valid for 90 days, with a QR code, a link and a PDF, in Polish, English, Ukrainian or Belarusian.
  7. We delete the bank data. Transactions, balances, amounts and account numbers disappear from our servers right after the certificate is issued. You get a confirmation by e-mail.

The landlord scans the QR code or types the code on the verification page and sees the live status: valid, expired or revoked. They pay nothing and do not create an account.

And if your income is unusual

A sole proprietorship or several contracts. What counts is the regularity of income on the account, not the type of contract. If income arrives every month, even in different amounts, the bank will show it.

Income in two banks, also abroad. Connect both, 2 accounts in each, and we will count them together. A salary from Germany to a German account and contracts to a Polish one are a single result.

You are renting as a couple. Choose the joint certificate. Each of you logs in with your own e-mail, gives your own consent and connects your own bank. We assess the incomes together against one rent, and the certificate has both names. Neither of you sees the other's amounts.

Cash, a bank outside the Enable Banking list, a fresh start at a job. We will not see that. Then an analyst or documents will honestly be better, and we will tell you so before you pay.

What to reply when a landlord asks for statements

Short, polite and with an alternative. You can copy this:

Hello, instead of statements I am sending a certificate from my bank. It confirms identity, income sufficient for a rent of 2 800 zł a month and regular rent payments. You can check its validity by scanning the QR code or typing the code at czynszok.pl/v. I would rather not send my full account history, because it contains a lot of data unrelated to the rental. I am happy to answer any questions.

The landlord usually does not care about the statements themselves, but about the peace of mind that the rent will be paid. A clear answer from the bank gives them that without your shopping list.

What the certificate does not tell

It says nothing about loans or about debts in registers, because we do not query BIK, KRD or BIG. If the landlord asks for that, you can download a free report about yourself from KRD (once every 6 months) and show it next to the certificate. On request we will also check, in the same read, whether the account has enforcement transfers, with the result "not found", never "no debts".

Questions

Can a landlord require a bank statement from me?

They can ask for it, and you can refuse and offer something that answers their question with less data. A certificate from the bank gives them certainty about the rent and leaves your salary to you.

How do I prove income without an employment contract?

By showing regular income on your account. With a business or contracts of mandate, a certificate from bank data looks at the regularity of income, not the type of contract; with very irregular income an analyst will work better.

Will the landlord see how much I earn?

Not in CzynszOK. They will see the name from the bank, the rent amount you typed with an OK answer, the selected checks, the dates and the name of the bank. Only you see the income amounts.

How do I prove income when we are renting as a couple?

With a joint certificate. Each of you connects your own bank, and CzynszOK assesses both incomes together against one rent. The landlord sees two names and "Rent OK", and you do not see each other's amounts.

Can I connect an account in a foreign bank?

Yes, if the bank is on the Enable Banking list: over 2500 banks from over 30 countries in Europe. You connect 2 banks, 2 accounts in each (a couple together 8 accounts), and we count the income together, at the same price of 49 zł.

How long does it take?

A few minutes from logging in to the bank to the certificate. An employer's certificate or an analyst's report usually takes at least a day.

What happens to my bank data?

We read it once, calculate the result and issue the certificate, and then permanently delete the raw data. What stays is the name, the yes or no answers, the dates and the code; details in the privacy policy.

Is the rent OK? Find out in minutes.

Connect your bank, type the rent from the listing, get a certificate with a QR code. No PDFs, no analyst.
