How to check a tenant certificate: a landlord guide

· · 7 min read

You check a CzynszOK tenant certificate for free, with no account: scan the QR code on the applicant's phone, or type the code (10 characters plus a check character) at czynszok.pl/en/v. The page shows the status right now: valid, expired or revoked. If it is valid, compare the name with the applicant's ID. A screenshot or PDF proves nothing; only the verification page counts.

Step 1. Open the certificate at the source

The QR code. Ask the applicant to open the certificate on their own phone and scan it with your camera. Your phone opens a page whose address starts with czynszok.pl/v/. Glance at the address bar first: only a page on our domain shows the real state of a certificate.

Typing the code. If the applicant sent the code in a message, go to czynszok.pl/en/v and type it into the "Certificate code" field. A code looks like K7Q4-2MZ9-XC7; hyphens and letter case do not matter. Codes never contain I, L, O or U, so a typed O is read as a zero and an I or L as a one. The last character is a check character: get one letter wrong and the page says there is no such certificate, rather than showing someone else's.

You pay nothing and install nothing. We do not record who scanned a certificate.

Step 2. Read the status

The status sits at the top, with the time of the check ("as of"). The same code may show something different tomorrow.

Status What it means What to do
"Valid until 06.01.2027" (with the expiry date) The bank confirmed the data, the certificate has not expired and was not withdrawn Compare the name with the ID and the amount with your listing
Expired 90 days have passed since it was issued Ask for a new one: a fresh bank read, a few minutes
Revoked The tenant withdrew this certificate Ask for the current code
Deleted The tenant deleted their CzynszOK account Ask for a new certificate
No such certificate The code does not exist, usually a typo Check the code again or scan the QR

For every other status the page no longer shows the name or any result, on purpose: a withdrawn or old certificate should not keep circulating with someone's name on it.

Step 3. What a valid certificate shows

  • The name, exactly as the bank holds it, with the bank's name. A joint certificate for a couple carries two names, each confirmed by that person's own bank.
  • The rent, 2 800 zł / month, under the question "Czynsz OK?" (Polish for "is the rent OK?"): the monthly amount the tenant typed in, with the answer. The bank confirmed that regular income over the last 12 months carries this rent.
  • Identity confirmed by the bank and income confirmed.
  • Optional checks the tenant chose: rent paid regularly (for example 12 of 12 months), "Deposit 5 600 zł: OK" (savings covered the deposit on most of the last 90 days), and no enforcement or debt-collection transfers found in the connected accounts.
  • The code, the issue date and the expiry date.

The bank data is read by Enable Banking, a licensed account information provider under the EU's PSD2 directive; you can check its entry in the EBA register. Access is one-off and read-only. A tenant can connect 2 banks with 2 accounts each, and a couple 8 accounts in total.

Step 4. Compare with the ID and with your listing

The name. Ask to see an ID and compare the name. Banks may print names in capitals, in reverse order or without a middle name: "KOWALSKI JAN" and "Jan Maria Kowalski" are the same person. For foreign tenants compare the bank's Latin spelling with the passport or residence card. You do not need to copy the document; seeing it is enough.

If the applicant has a Polish mDowód (the digital ID in the mObywatel app), you can check it with a QR code; Poland's Ministry of Digital Affairs calls this the most reliable way to confirm an mDowód is genuine. Same idea as ours: check at the source, not on a picture.

The amount. A certificate answers for one amount only. If your listing says 2 800 zł and the certificate says 2 500 zł, the bank confirmed 2 500 zł and no more. If the tenant will also pay you the building or cooperative fees, ask for a certificate covering the total monthly amount.

What you will not see, and why

You will not see income figures, balances, transactions or account numbers. You will not see an answer for any other rent amount either.

That is the reason tenants are happy to show this certificate. The rent is sealed into it: if you could ask about 3 000 zł, then 3 500 zł, then 4 000 zł, the answers would reveal what the person earns. A different amount means a new certificate, issued by the tenant.

It suits you too. The applicant does not have to show you their salary, spending or transfers, and you do not have to judge them or keep them on file. You get the answer to the question you are actually asking: can this person carry this rent.

We delete the raw bank data as soon as the certificate is issued; only the result remains (privacy policy).

We do not query BIK, KRD or BIG, Poland's credit and debtor registers. For reported debts, the tenant can download a free report about themselves from KRD once every 6 months. Other ways to check a tenant are compared in Tenant verification in Poland 2026: an honest comparison.

Why a screenshot is not enough

A screenshot or a PDF is a picture of one moment. It can show a certificate that has since expired or been revoked, and a picture can be edited in minutes. The verification page shows the state now, straight from our database. The PDF carries the QR code: scan it from the printout. If the applicant shows a photo of a certificate on somebody else's phone, ask for the QR code from their own screen or for the code in a message.

When it says expired or revoked

Expired is not a warning sign. Certificates last 90 days because finances change. A new one means connecting the bank again, a few minutes for the tenant; the old one cannot be refreshed because we no longer hold its bank data.

Revoked usually is not one either. Most often the tenant issued a new certificate for a different rent and withdrew the old one. Ask for the current code. Be careful when an applicant will not give you a new code and keeps showing the old picture.

How to ask an applicant for one

One sentence in your listing or reply is enough: "Instead of bank statements, please send a bank-based tenant certificate, for example CzynszOK, for the rent in this listing." The tenant creates it at czynszok.pl in a few minutes and pays 49 zł. You pay nothing.

Questions

Where do I check a tenant certificate code an applicant sent me?

At czynszok.pl/en/v. Type the code (10 characters plus a check character) and press "Check". You see the status now and, if valid, the name from the bank, the rent with its OK and the chosen checks.

Does it cost the landlord anything to check a certificate?

No. Landlords check for free, with no account and no app, as often as they like. The tenant pays 49 zł, and only after the bank's result.

How long is a CzynszOK certificate valid?

90 days from issue; the expiry date is on the verification page. After that the status changes to expired and the tenant makes a new one with a fresh bank read.

Can I rely on a PDF or a screenshot of the certificate?

Not as proof. A picture shows the state on the day it was made and can be altered. Scan the QR code on the PDF to see the current status.

What does a revoked certificate mean?

The tenant withdrew it, most often because they issued a new one for a different rent. The page no longer shows any data from a revoked certificate. Ask the applicant for the current code.

Can I read the verification page in Polish if the tenant chose English?

Yes. The verification page works in Polish, English, Ukrainian and Belarusian, and you can switch the language whatever the tenant picked. The name stays exactly as the bank holds it.

Has a tenant shown you a certificate?

Type the code or scan the QR. No account, no fees.
